Job Title: Project Manager – Multifamily /Mixed Use
Job Type: Full-Time (8:30 am – 5:30 pm)
Salary: $150,000 – $185,000 per year

Job Summary:
As a Project Manager at Fassberg, you will oversee all phases of construction projects to ensure timely and cost-effective completion. Our Project Managers enjoy working in a fast paced environment and love the challenge of discovering what drives and moves our clients, subcontractors and trades, in order to facilitate an efficient and high quality construction process. This role involves working closely with stakeholders to plan and schedule work, manage resources, control costs, and monitor progress. Project managers play a crucial role in coordinating efforts across the entire project team and ensuring compliance with building codes and safety regulations.

Responsibilities:

  • Determine and define the scope of work and deliverables for each project.
  • Predict resources needed to complete the project and obtain necessary permits and approvals.
  • Draft and submit budget feedback based on the scope of work and resource requirements.
  • Manage costs to meet budget and provide direction over contracts and subcontracts.
  • Coordinate construction schedule and activities, issuing progress updates as needed.
  • Ensure work is done in compliance with all relevant building and safety codes.
  • Select and manage subcontractor and supplier relationships, coordinating efforts across the entire project team.
  • Provide leadership and guidance to architects, designers, engineers, and subcontractors throughout the project lifecycle.

Qualifications:

  • Bachelor’s degree in Building Construction, Construction Management, Civil Engineering, or Architecture.
  • 5-7 years of experience in project management within the commercial construction industry.
  • Comfortable reading and understanding blueprints and drawings.
  • Proficient in Microsoft Office and general computer software. Procore, Autodesk, Primavera experience a plus!
  • Demonstrated knowledge of construction, engineering, and architecture principles.
  • Ability to budget, schedule, negotiate, and control costs effectively.
  • High degree of familiarity with contract and subcontract documents, terms, and conditions.
  • Naturally communicative, passionate, and adaptable. You are organized, even-tempered, respectful and willing and able to communicate and collaborate with other professionals both inside and outside the Fassberg team.
  • Proven track record of successfully managing projects of similar scope and scale, including mixed-use housing with 400+ units.
  • You place emphasis on the people we serve, going above and beyond in everything you do, and are able to maintain a long-term strategic focus.

Job Title: Superintendent
Job Type: Full-Time M-Sat (7:00 am – 4:00 pm)
Salary: $125,000 – $180,000

Job Summary:
The primary function of the Construction Superintendent is to oversee and manage all construction activities. In addition to this, Construction Superintendents at Fassberg must have initiative, flexibility, imagination, and perseverance to perform their duties. Job site activities change daily as the construction of the project proceeds. MUST have Multi-family type III to V Building experience and a proven track record of successfully managing projects of similar scope and scale, including multifamily or mixed-use housing range from 50 to 400+ units.

Responsibilities:
• Day-to-Day, on site responsibilities ensuring the project meets the approved plan. Adhere to company standards, time frames, and within estimated costs.
• Oversee and direct field labor.
• Rapid development of detailed schedules for assigned projects, communicating such to subcontractors.
• Review and study approved plans and specifications and plan construction sequence and finalize detailed construction schedule as well as 3 and 4 week look ahead schedules.
• Swift and complete information exchange between end users, architects, engineers, designers, subcontractors, suppliers, etc…
• Cultivate relationships with all subcontractors, inspectors and other professionals.
• Early and accurate identification and complete resolution of construction issues using all possible resources.
• Exercise sound judgment and discretion.
• Establishment of high quality, jobsite cleanliness, and safety standards
• Be solutions-focused; the go-to person to assess challenges, always identifying the opportunity for better efficiency.
• Detailed and innovative constructability reviews of assigned projects and designs.
• Submit daily project log.
• Administer and process Change Order feedback for Project Managers.
• Prepare and complete all Quality Control and ongoing punch-list issues.

Qualifications:
• Be able to take the driver’s seat and push the work forward, with a relentless focus on the details and time.
• Constantly identifying risks and solutions – being the problem solver in ensuring we remain agile and strategic throughout the project lifecycle
• Able to be client-facing to speak to budget, timing, resources & process considerations as needed.
• Provide motivation and mentorship to the site team and be the first point of escalation for issue/conflict resolution on the assigned project(s).
• Strong self-awareness and people-management skills.
• Are a team player with a positive attitude and strong interpersonal skills.
• Basic knowledge of software programs such as Microsoft Excel, Word, Outlook, and PowerPoint, as well as Procore and Autodesk.
• Ability to write reports and professional correspondence to vendors, government officials, and clients.
• Good reading comprehension for technical documents such as safety regulations and procedure manuals.
• Excellent verbal communication skills, especially when addressing customers, clients, or official visitors to the job site.
• Keen eye to identify non-compliance with regulations or standards and ability to suggest solutions.
• Familiarity with office equipment such as tablets, computers, copiers, and telephones.
• Ability to stand for several hours at a time and to walk in varying climate conditions and on uneven ground.
• Physical abilities to meet job requirements.
• 5+ years of experience in larger-scale commercial construction projects.
• Proven track record of successfully managing projects of similar scope and scale, including multifamily or mixed-use housing range from 50 to 400+ units.
